Jeevan Saath is a Community Lifestyle Apartment Living development with resort style facilities embracing Indian Culture for persons aged 55 and over. It is to be a cooperative community, envisaged to be like an extended joint family of friends, enjoying an independent, social and physically active life with like-minded people with the goal of a healthy and happy lifestyle full of enjoyment.
Research shows that most of us live alone, when kids are gone to work or left home. Loneliness and social isolation are harmful to our health. Lacking social connections is a comparable risk factor for early death as compared to other well-known risk factors such as smoking, obesity and physical inactivity.
In January 2018, Britain has appointed a minister for loneliness to tackle the isolation felt by more than one in ten people in the UK. The appointed minister will develop a strategy to address the problem, which research has linked with dementia, early mortality and high blood pressure. The British Prime Minister Theresa May said that “For far too many people, loneliness is the sad reality of modern life.”
Most of us do not think of how they would live when they are alone after their partner passes away. Living alone in a big empty house is not an ideal situation. Moving in with your family is one option but personal spaces of all are compromised and this can place stress on relationships. At Jeevan Saath besides your own personal family, you will become part of the Jeevan Saath ‘family’ of like minded people with whom you can enjoy your rest of life.
It will vary from family to family. With any situation there are pluses and minuses. Each situation is different. In many cases where children are at work or live in other cities, they will have peace of mind knowing that in Jeevan Saath you are living and enjoying life with like-minded persons in a safe and secure environment. Jeevan Saath will be an apartment complex in comparison to the cluster of units in other over 55 villages. The apartments and communal facilities are in very close proximity and (excluding garden areas and the like) under cover. The advantages are that you do not have to walk far to enjoy the communal facilities and are also not exposed to the weather as you are undercover.

Jeevan Saath’s concept has been developed based on combining the needs of persons over 55 years of age residing in Perth with some good and practical ideas from similar concepts in the US, UK and India. For example, residents at Jeevan Saath would be living in a secure weather protected apartment building and will be able to live closer to their families, friends and community as seen at Shanti Niketan in Florida.
Jeevan Saath will be the first community lifestyle apartment living to be built in Perth embracing Indian culture for persons aged 55 and over. Some features of the Indian culture which will be present at Jeevan Saath are vegetarian food options, meditation, yoga, temple and strong social interactions. The residents’ committees together with assistance of external management (employed by the residents) will run the complex. The apartments and communal facilities will be strata owned by the residents without any exit or deferred management fees.
Indian food and culture based lifestyle living is a new concept in Australia. Most other developments are more focused on providing a basic western lifestyle to seniors without the option of having cultural food provided. In Perth, Jeevan Saath will be the first lifestyle apartment complex of its kind managed by residents.
Jeevan Saath will embrace community living with some unique features of Indian culture such as yoga, meditation, temple, vegetarian Indian food, carom, antakshadi, chai, Bollywood, etc, and above all will promote strong social interactions.
For persons aged 55 and over, this location ticks a lot of boxes – close to a train station, buses, shopping centres, a medical practice, a pharmacy, and best of all the ocean! A hospital and a city centre are also within close proximity of the location. A lifestyle development of the size of Jeevan Saath requires a parcel of land which is large, affordable and well located. To find another location like 205 Butler Boulevard is very difficult.
Butler is 42 kms north of the Perth CBD, with freeway access coming soon (with both state and federal governments having committed to the extension of the freeway, by approximately 5km, from its current end at Hester Avenue), it would be less than a 30 minute drive to Perth CBD.
Jeevan Saath can be easily access using public transport, by taking the train on the Joondalup line to Butler Train Station which is only a short 700m walk from Jeevan Saath.
Jeevan Saath can also be easily access by car. One can drive from the Perth CBD by taking the Mitchell Freeway and Marmion Avenue to Butler Boulevard, with an extension of the Mitchell Freeway to Butler coming soon.
Butler Train Station and buses are within a walking distance of 700 metres from Jeevan Saath.
The new Butler Boulevard Medical Centre and a pharmacy are situated only 400 metres from Jeevan Saath.
Joondalup Health Campus (JHC)is16km from Jeevan Saath. JHC with an emergency department is the largest health care facility in the northern suburbs of Perth, Western Australia treating more than 73,000 inpatients annually. The 650-bed hospital has featured combined public and private services since 1996. Some of the features of JHC include the comprehensive Emergency Department (ED) which caters for almost 100,000 people who attend ED during the year.
Both Eden and Jindalee beaches are easily accessed and within 4km of Jeevan Saath. You can walk to the beach.
Within 16 km of Jeevan Saath are Mindarie Marina, Hillarys Marina, Joondalup City Centre, a number of shopping centres including Lakeside Shopping Centre (which is integrated with the Joondalup Train Station, which is a 12 minute train journey from the Butler Train Station, and as of July 2018, is the biggest shopping centre in Western Australia) and Yanchep National Park. Jeevan Saath is not an aged care home or a nursing home. Jeevan Saath has no responsibility to provide medical assistance. However, there is a new Butler Boulevard Medical Centre just 400 metres away and Joondalup Health Campus, the largest hospital in the Perth northern suburbs is only 16 km away. Like a lot of other people, you can have medical alert and access to emergency help by phoning ‘000’. Additionally, as part of a community development initial help may always be there from your friends and neighbours in Jeevan Saath complex.
Jeevan Saath offers a unique resort style lifestyle for able-bodied healthy people. It will not provide facilities for assisted living. However, residents can access various government, private and other home care and assisted living packages available in Perth.
Lifestyle living does not mean that you have to be unhealthy to live in Jeevan Saath. On the contrary, Jeevan Saath is designed for healthy enjoyable living. We should enjoy our healthy life as much as we can while our health allows and enjoy the fruits of hard work done in your life.
Jeevan Saath is a short walk to Butler Train Station, busses, Butler Central Shopping Centre, Butler Boulevard Medical Centre, a Pharmacy and other outlets which may be required for daily needs.
As per the strata by-laws, the communal facilities will be maintained by external parties under the direction of the strata manager who will in turn be directed by the residents through the strata company (this being the body of owners). Like all other strata apartments, the area within the apartment is responsibility of the apartment’s owner.

Jeevan Saath is an over-55’s lifestyle apartment living complex for like-minded persons embracing Indian Culture. The age restriction will be by of the strata by-laws of the complex.
The basic minimum criteria is that at least one person from the resident couple has to be above 55 years of age.
These are persons having similar values and interests.
In order to comply with both the over 55 requirement for Jeevan Saath and the strata by-laws, management will maintain a register of the residents who will be required to submit their Applications to Reside with all supporting particulars. Only after approval by the strata manager will be the applicants be allowed to reside in the apartment.
Yes, you can have guests staying with you in your apartments for short durations. The guests will have to abide by the conditions as outlined in the strata by-laws and the rules set out in the Jeevan Saath Charter (being house rules applicable to the complex). The guests of residents may be required to pay a contribution if they utilise the communal facilities as per the Jeevan Saath Charter.
Yes, you can have visitors in your apartment as per strata by-laws. However, all visitors must abide by the rules set out in Jeevan Saath Charter which will also cover the communal facilities.
Children are welcome to stay with the residentsof Jeevan Saath as per strata by-laws. The residents will be responsible for the supervision and conduct of children at all times. All children must abide by the rules set out in the Jeevan Saath Charter which will also cover the communal facilities.
As Jeevan Saath is a long-term home for like-minded residents, renting a lifestyle apartment for periods shorter than six months will not be permitted under the strata by- laws.
To maintain the integrity of Jeevan Saath, all long-term rental agreements or leases must be submitted to strata manager for review and approval. As per the strata by- laws, the intended residents of a rented apartment will need to qualify and have approval for residence.
To maintain the integrity of Jeevan Saath, anyone staying at Jeevan Saath is subject to strata by- laws.
Smoking is not permitted in the Jeevan Saath complex other than in inside your own apartment but not in the balcony.
Pets are not allowed in Jeevan Saath as they may cause disturbance and risk for other residents.
Within your apartment and balcony (subject to by-laws) you can have various plants. In addition, you can partake in the Jeevan Saath garden group.
Washing machines and dryers are provided in the apartment. Clothes or clothes lines visible to other residents or public or on balconies are not permitted.
Each apartment owner will have two swipe cards for access to the Jeevan Saath Complex.
Each apartment owner will be provided three keys to their apartment.
Audio equipment, television sets, musical instruments or any other equipment or machinery should not be operated in such a way that becomes offensive to other residents.
The apartment owner and residents shall take all proper precautions to keep their apartment free from pests and employ the services of a pest control company nominated by the strata manager for the purposes of annual inspection of the apartment and when required for treatment of any infestation threat. The apartment owner shall be responsible for the cost of all such inspections and/or any treatments.
Rubbish will be collected weekly.
Each apartment will be entitled to one designated under cover secure parking bay.
No alterations, additions or major repairs are to commence on any apartment without the prior written approval of the Strata Manager.
The Butler Development at 205 Butler Boulevard Butler is governed by the Strata Titles Act 1985.
Strata -Titled means “the manner of division, from time to time, of a parcel into lots or into lots and common property under a strata plan”. Strata not applies apartments but also to duplexes, village schemes, rear sub-divisions, etc. When you buy a strata property you are buying a ‘lot’ and an ‘undivided share in common property’. Common property is building structure, lifts, walkways, foyer, common facilities and anything which is not included in the lot.
These are the laws and rules applicable to all owners and residents of the strata apartments.
There will be 4 tiers of management
  • the Strata Company which is similar to a company;
  • the Council of Owners;
  • the Strata Manager; and
  • the Social and Complex Co-ordinator.
A strata company is a unique form of body corporate which comes in to being at the time of registration of a strata plan. All the lot owners are ‘members’ of the strata company; similar to shareholders of a company.
To enforce by-laws and manage, maintain and control the common property for the benefit of all owners.
All owners will have the opportunity to vote at a general meeting. A Council of Owners is elected for the day to day management & decision making of the Strata Company.
A Council of Owners is usually between 3 and 7 owners elected at the annual general meeting; similar to a board of directors for a company.
The Council of Owners are responsible for carrying out the functions of the Strata Company on a day to day basis and providing instructions to Strata Manager.
Decisions are made by a majority vote at council meetings.
A strata manager is a service provider engaged by the Strata Company/Council of Owners to assist with administrative functions and duties.
What the Strata Manager is responsible for can vary depending on what they have been contracted to do, and may include carrying out all administrative duties and providing guidance to the Council of Owners in accordance with the Strata Titles Act.
The Strata Manager has no decision making authority; they may only act on instructions received from the Council of Owners or based on the agreed duties in the contract.
The Social and Complex Coordinator will be a part-time person employed by the Council of Owners. The role of the coordinator, who will be based in the complex office, is to assist owners/residents in their activities and also communicate any matters from the residents to the Council of Owners which requires Strata Manager’s attention.
The external management is made up of a Strata Manager and a Social & Complex Coordinator who are engaged by the Council of Residents.
The residents’ groups are various voluntary groups of residents of theJeevan Saath Complex. Some of the envisaged groups are social, food club, gardening, communal facilities, temple, health and exercise, etc
The Charter are rules, regulations and codes of conduct as agreed by the Council of Owners and the Strata Manger for the smooth and fair operation of Jeevan Saath.
Any unresolved issues should be raised with the Complex Coordinator who will communicate with the Strata Manger for resolution of the issues.
For security and privacy of all residents, management will not give out any resident information without prior written approval or as required by law.
The complex is made up of ground plus 4 levels with 67 one and two bedroom apartments on 1st, 2nd, and 3rd levels, communal facilities on 1st and 4th levels, and undercover gated parking on the ground floor. There are 2 lifts to move between the different levels. There are 8 commercial tenancies on ground floor with their own parking which face Butler Boulevard and are not a part of Jeevan Saath.
The apartments are unfurnished but certain appliances will be part of the apartment. More details on this will be presented at the information session.
No private satellite dish will be allowed to be installed. TV outlets will be provided in every apartment for access to ‘free to air’ TV channels. Details on other TV options will be presented at the information session.
No. The communal facilities at Jeevan Saath are designed for use of its residents only and are not for public use.
Jeevan Saath has been designed for community lifestyle. The design of the complex eliminates weather effect, brings residents closer to each other and provides excellent convenience to communal facilities.
There are 67 under cover and gated parking bays; one car bay for each of the 67 apartments.
There are 17 undercover visitor parking bays

Except for the enclosed roof top garden, all other communal facilities are located on the first floor. The roof top enclosed garden on the fourth floor has walking tracks and lawn bowls. Access to the enclosed roof top garden is by lifts.
At Jeevan Saath, construction of all the communal facilities will be at the same time as the apartments allowing earlier use of these facilities.
Not only will the roof top garden be enclosed but it will also have lighting installed so it can be used day and night.
To ensure smooth and fair operation of all communal facilities, the Strata Manager with assistance of Council of Residents will set up the Jeevan Saath Charter with rules and regulations.
Jeevan Saath does not involve a ‘Lease for Life’. There are no deferred management fees or profit/capital sharing with anyone if or when you sell your apartment. Every cent of sale proceeds is yours – your apartment is an investment that benefits you or your family – and no one else.
Yes, you can but you cannot live in the property until you are 55 years unless you are living with a partner who is over 55 years of age. During this period an eligible person or persons can reside subject to Strata By-laws.
Yes but the resident must be over 55 year of age.
Yes, you can with 3 persons having prior options to purchase. To maintain the integrity of Jeevan Saath, a community of like-minded persons, the options as laid out in the Strata By-laws are as follows
  • First option - Immediate family member of the apartment owner
  • Second option - right for the founder of Jeevan Saath or their nominee to purchase the apartment (at a value agreed with the owner)
  • Third option - any resident of Jeevan Saath to purchase the apartment (at a value agreed with the owner).
A deposit of 10% is to be paid when a person contracts to purchase an apartment. The balance of the purchase price will be payable at settlement and handover of the completed apartment
The deposit will be placed in a lawyer’s or real estate agent’s trust account, as required by the Strata Titles Act 1985 (WA). The seller cannot access the deposit until settlement and with this the transfer of the completed apartment.
Interest that accrues on the deposit is the purchasers and will be paid to the purchaser from the lawyer’s/real estate agents trust account at settlement of the transfer of the apartment.
The balance of the purchase price is to be paid on settlement of the transfer of the completed apartment which is expected to be December 2020.
There are only limited numbers for this unique lifestyle apartments available. Presently 55 of the 67 apartments in the Jeevan Saath development are being offered for pre sale
These will be sold after completion of construction at the then market value which is anticipated to by greater than the prices offered as part of the pre-sale process.
Suitable construction finance for the building will be sought and secured with land and development approval costs having been already paid for in full.
Several of the reputable and established construction companies who have expressed interest in construction of Jeevan Saath, and being who the developer feels best suited to undertake this development, will be requested to tender for the construction contract. The successful builder will then be awarded the building contract.
Jeevan Saath Development will be placed on hold until such time in the future when people are ready to embrace such a development. With a new community lifestyle concept, there is always uncertainty – one cannot always predict the future
If by 30 April 2019, the desired pre-sales, finance and construction contract are not in place, the deposits together with interest that has accrued thereon will be returned in full to the purchasers of apartments.
Building insurance will be in place before construction begins and for duration of construction for everyone’s peace of mind. [is this correct. Normally for a development greater than 3 stories high the exemption from Home Building Indemnity Insurance is used. You should check the costing for such insurance but I believe this can be a significant saving (ie could be over $100k)

The details of various apartments in Jeevan Saath complex at different levels including prices will be available at the Information Sessions to be held in Perth between October and December 2018. What will be on offer are 5 different sizes of one and two bedroom Apartments with the current the indicative price starting from $475,000.
These are strata levies, reserve fund levies, utility costs and other standard property ownership charges such as shire and water rates.
These are common and include building insurance, public liability insurance, communal utility costs repairs and maintenance of the complex and its furniture and equipment, cleaning and maintenance of communal and common areas and the building, management costs of strata management company and complex coordinator, etc.
The reserve fund is the fund owned by the strata owners to take care of future maintenance and refurbishment of the communal facilities (such as external painting when required). The external Strata Manager manages this fund under the direction of all owners.
The Strata Manager will insure the Jeevan Saath complex which includes the entire building (including each apartment) and communal facilities. The cost of this insurance policy forms a part of your strata costs. The insurance does not however extend to the contents of an apartment (such as personal belongings), which is the responsibility of that resident to insure.
The Strata costs are costs budgeted annually in advance by the Strata Manager and approved by the residents. They will be levied quarterly in advance (unless owners resolve to levy at a different timing).
The main utility costs for each individual apartment are electricity, water and telephone.

It is expected that for most people Jeevan Saath will involve lower living costs due to smaller property, reduced transport costs due to proximity to public transport and shopping centre, etc.
Yes. You will be required to pay standard property ownership costs including strata levies, reserve fund levies, utility costs and shire and water rates.
You need to consult a financial broker or bank to concerning your ability to obtain finance. They can explain various options available based on your personal circumstances.
